On December 3, 2025, the Fairfax County Planning Commission unanimously approved a final development plan amendment to permit the establishment a temporary outdoor recreational use on an existing surface parking lot located in the center of Tysons. The facility will include six padel tennis courts, onsite restrooms, seating, and a concession stand on a little less than an acre of land. The approved amendment allows the operator two canopy options, including one with a retractable roof, to enhance playing opportunities. The property is subject to a previously approved rezoning and final development plan in 2014 for two residential towers and publicly-accessible urban park space which has not yet been constructed. The newly approved interim use will create an enhanced aesthetics, promote place-making, and create a recreational opportunity that will activate Tysons.
The proposed use, padel tennis, blends elements of tennis and squash. It is a fast-paced sport that originated in Mexico. The game is played in doubles on a court about one-third the size of a tennis court, enclosed by glass and metal mesh walls. Working closely with the operator, Lynne Strobel and Bernard Suchicital meticulously addressed County staff and VDOT concerns over design details and site constraints. Once formally established, the active outdoor use will temporarily replace a surface parking lot for five years. The facility is in proximity to Greensboro Drive, improves on-site pedestrian facilities and circulation, and creates an opportunity to enliven the area.
