Bob is a member of the firm’s Land Use & Zoning practice group, having joined the firm in 2015. His practice focuses on securing zoning and land use entitlements including rezonings, special exceptions, special use permits and development special use permits in Fairfax County, the City of Alexandria, the City of Fairfax and the Town of Vienna. Prior to joining Walsh Colucci, Bob gained valuable experience representing condominium and homeowners associations throughout Northern Virginia.
Representative Experience
Assisted with Master Plan Amendment, Coordinated Development District oncept plan amendment, multiple Development Special Use Permits and a Coordinated Sign Program approvals for the North Potomac Yard Innovation District – a 1.9 million square foot mixed-use development anchored by the Potomac Yard Metro Station and the Virginia Tech Innovation Campus.
Assisted with approvals of a Comprehensive Plan Amendment and rezoning of a 78 acre parcel to allow a 1,225 unit Continuing Care Facility, a community recreation facility, and 80 units of age-restricted affordable housing.
Assisted with the approval of a Development Special Use Permit for a 108,000 square foot office building in Potomac Yard to serve as the new headquarters of the American Physical Therapy Association.
Assisted with approval of a Development Special Use Permit for a 287-unit multifamily development at 600 N. Royal Street in the City of Alexandria.
Assisted with entitlements for North Hill, a 454 unit mixed-income residential development involving a public-private partnership between an affordable housing developer and the Fairfax County Redevelopment and Housing Authority.
Obtained rezoning approval for a 144,000 square foot industrial building near Dulles Airport.
Assisted with approvals of a Comprehensive Plan amendment, rezoning and major Certificate of Appropriateness for an 825-bedroom student housing development in the City of Fairfax
Obtained approval of proffer amendments and a major Certificate of Appropriateness for the Moxley, a 403-unit mixed use development in the Kamp Washington neighborhood of the City of Fairfax.
Secured rezoning and Special Use Permit approvals for a convenience store and fuel station in the City of Fairfax.
Secured a Master Plan Amendment, Text Amendment, Coordinated Development District Concept Plan Amendment and Development Special Use Permit with preliminary site plan to permit the development of two six-story multifamily buildings containing 138 units in Potomac Yard.
Secured approval of a Conditional Use Permit for a drive-through financial institution in the Town of Vienna.
Obtained approval for a 24 lot townhouse community in Chantilly.
Obtained approval for a 37 lot townhouse community in Seven Corners.
Obtained special use permit approval to permit the residential conversion of an office building in Old Town Alexandria.
Obtained special use permit approval to allow the conversion of an existing industrial warehouse into a large-format retail store on Eisenhower Avenue.
Represented numerous commercial clients requiring special exception or special use permit approval for fast food restaurants, drive-through banks and other commercial uses.
Conducted due diligence and development feasibility analysis for prospective purchasers of commercial and residential real estate.
